Thank you for visiting Montecillo Properties website and inquiring about our available rental properties. Please read through the list below for our rental requirements. Please be sure that you meet all these rental requirements prior to submitting your rental application(s).

Rental Application Requirement

  • A completed rental application must be submitted for each person over 18 who will be occupying the property.
  • Income requirement - Monthly income of 3x the monthly rent.

  • Applicants must have Good Credit and Good Rental History. 

  • Applicants must meet all rental requirements; we do not accept CO-SIGNERS.

RENTERS INSURANCE

We require all renters to have renter’s insurance prior to occupying and throughout their entire tenancy. Landlord/Agent are not responsible for any personal items.

PET POLICY

  • Pet Policy will be listed on the rental listing.

Additional Documents Required

(to be submitted with your rental application)
  • 2 months of most recent pay stubs.
  • 2 months of most recent bank statements.
  • If you receive Disability, Social Security benefits, or any other Government Subsidies, please submit a copy of the awarded benefits letter with your rental application.
  • A photocopy of your government issued photo ID.
  • Under California Law, applicants with a government rent subsidy have the option, at the applicant’s discretion, of providing lawful, verifiable alternative evidence of the applicant’s reasonable ability to pay the portion of the rent to be paid by the tenant, including, but not limited to, government benefit payments, pay records, and bank statements. If an eligible applicant elects to submit such alternative evidence, Landlord will consider that alternative evidence instead of the applicant’s credit history.

Application Processing and Approval

  • Applications will not be processed until all applications are submitted.
  • Rental application may take 3-5 business days to process.
  • All rental applications must be submitted together, for all applicants over the age of 18.
  • Missing signatures or any missing documents in your application is considered an incomplete rental application, your rental application will not be processed.
  • If your application is approved, you will be required to pay the holding deposit before the property is removed from our advertising listing.  If we do not receive the holding deposit payment after 1-2 business days from your application approval, the home will be put back on the market and may no longer be available to you.
